Good Living Social Rental Agency and Rental Support Project

The program aims to provide rental management service , rental support, and housing matching service to help low-income families to reduce the cost of moving homes and facilitate rentals of adequate housing.

Social Problem

  • Grassroots tenants are at a disadvantage in the rental market. Information in the subdivided housing rental market is extremely opaque and is often monopolized by real estate agents.
  • Relocation imposes financial pressure on grassroots tenants, including real estate agency commissions, furniture moving expenses, simple decoration, purchase of basic furniture, and rental deposits. If they want to move out of their original living community, they need to re-understand community services and resources.

Social Innovation

  • The scheme operates as a social enterprise, combining the expertise of social workers and real estate agents to provide comprehensive services to owners of vacant units and grassroots tenants.
  • The plan provides property matching and leasing management services for property owners and tenants to help property owners find suitable tenants while ensuring that tenants receive rental support
  • The Good Home Project not only matches grassroots tenants with houses, but also provides referrals to community resources, including removals, repairs, decoration services, matching of second-hand appliances and furniture, etc., and provides relevant support services to owners and tenants in need

Expected Social Impact

  • Provide rental matching service for 70 tenants from low-income families with rental commission waiver or concession depending on tenant’s family financial position
  • Help 21 tenants to match suitable unit for rental, and provide post-rental follow-up services, home visits, subsidized repairing services and referral moving services
  • Recruit 21 conscientious landlords/real estate agents to provide suitable units
  • Provide telephone and online rental consultation services to answer rental inquiries for 84 individuals
  • Provide free furniture and appliances matching services to 35 tenants in need.
  • Provide rental consultation case follow-up for 42 tenant family representatives.
  • Establish operational procedures and financial models for rental agency cum property management services, and successfully launched trial services in 7 units.
